Suburban Chicago Home Sales Decline in February as Inventory Shortage Persists

Suburban Chicago home sales slowed in February as inventory shortages continued to define the market. Sales of detached homes were down nearly 10% compared to the same month last year. A total of 1,445 homes sold last month, down from 1,596 in February.

This same trend held true for attached homes. There were 802 attached homes that sold in February 2026, a 7% decrease from the 862 attached homes that sold during February 2025.

Suburban homes were also on the market for slightly longer this year. The average market time for detached homes in February 2026 was 63 days, up from 59 days the same month last year. Attached properties stayed on the market about a week longer this February, spending an average of 60 days on the market, up from 53 days.

Even as average time on market has continued to increase, homes are selling quickly relative to historical standards, indicating the market may be normalizing after several years of extremely quick sales.

According to local REALTORS®, properties priced at $400,000 and below are moving very quickly, often to all-cash buyers. The $400,000 to $500,000 market is seeing more selective buyers but it's still competitive. When it comes to luxury homes, smart negotiation is taking place on price and things like interior updates.

Month over month and year over year, prices continue to increase, underscoring strong buyer demand. The median sales price for detached properties in February was $390,000 and the median attached sales price was $270,000.

"We are still experiencing a severe inventory shortage, and there are no quick fixes," Kinga Korpacz, President of Mainstreet REALTORS®. "My message remains consistent: Buy now, don't wait. Rents are going up, home prices are going up but if you buy now, even if it's not the home of your dreams, you can begin building equity."

Homes under contract for both property types were up just slightly – 2% for detached properties and 4.1% for attached.

Naperville led the region in detached home sales during February with 63 homes sold, followed by Aurora and Downers Grove.

While overall home sales declined across the region in February, several suburban communities saw an increase in detached home sales compared to the same time last year. Notable increases included:

Mainstreet 2026 Economic Forecast: Not Too Hot, Not Too Cold

“Not too hot, not too cold, just right,” is how Thomas Walstrum, an economist at the Federal Reserve Bank of Chicago, described the S&P Global GDP forecast.

Walstrum spoke at a local event hosted by Mainstreet REALTORS® on January 14. He shared that, despite headlines, the economy in 2025 was actually boring — in a good way — and that he expects 2026 to be a decent year for the economy.

According to forecasts presented at the event, real GDP growth is expected to be about 2.2%, close to what economists consider normal long-term growth. “The economy is kind of settled in very close to its long-run growth rates,” Walstrum noted. This is good for Chicagoland, which he pointed out has a tightly linked economy with the overall U.S. In other words, when the U.S. economy is healthy so is the Chicago economy.

Walstrum shared that analysts see the Fed lowering interest rates in 2026 to a point where they are neither stimulating nor slowing the economy, meaning rates are expected to level out rather than rise sharply.

At the same time, the U.S. has a faster growth pace than the Chicago metro area, which includes the city and surrounding suburbs. Walstrum suspects there are two main reasons for this: “The two big ones are our industry mix and our climate.” The weather, particularly during the pandemic, pulled people south and west, a trend some local REALTORS® are now seeing reverse. “More people are moving back to Chicagoland after long periods of time away. This seems to be driven largely by high homeowners insurance costs in other states,” said Jason Hinsley, Designated Managing Broker, RE/MAX Metropolitan.

When it comes to employment growth over the next four qu arters, Chicagoland is expected to continue growing, though at a slower, more sustainable pace.

“I’ve been talking about Chicago being slow growth but Chicago is actually a very strong economy in terms of both size and earnings,” Walstrum noted.

“Unemployment has been coming up but not in a recessionary way. It’s just slightly cool, and still a very healthy labor market,” he added.

Against the broader economic backdrop, local REALTORS® also shared their reflections on 2025 and predictions for 2026.

“As I reflect on 2025, what stood out was that the market was still fast-paced and sellers continued to have the advantage, even though buyers were more cautious than in past years,” said Michelle Mauntel-MacDonald, REALTOR®, Keller Williams Premiere Properties.

“If rates happen to dip, I believe the market may pick up quickly and prices will rise again. I also understand that the decisions the government makes affect the market. It will be interesting to see what the next year brings,” noted Stacy Beeson, REALTOR®, Coldwell Banker Real Estate Group, Shorewood.

Income per capita in both the U.S. and the Chicago metro area is expected to grow by 3.2%.

“Chicago is a very productive place, with lots of people earning lots of money. And S&P doesn’t see that advantage for Chicago going away,” Walstrum said.

Before the housing bubble, the Chicago metro area’s home prices were above median home prices in the U.S. “And then it started to lag… home prices in other big cities in the country have grown a lot faster than Chicago’s home prices over the last 15 years. And what that means, according to this data, is that Chicago is actually now one of the most affordable large cities in the country,” Walstrum explained.

This relative affordability gives buyers more room to be selective and helps sellers attract serious, qualified buyers.

“One of the big advantages, at least from an economist’s perspective, of being a slower-growth place is that slower-growth places tend to have slower growth in the cost of living,” he concluded.

When viewed alongside housing data, Chicagoland stands out as a compelling place to purchase a home and live.

Taken together, the economic outlook and local market insights point to a year defined more by stability than surprises. With the broader economy growing at a steady pace, interest rates expected to level out rather than spike and Chicagoland maintaining its relative affordability compared to other major metro areas, buyers and sellers alike have room to make thoughtful, informed decisions. While the market remains competitive, especially for well-priced homes, today’s conditions offer more balance than in recent years, giving buyers time to be selective and sellers confidence that serious demand is still there as 2026 approaches.

Imagine a holiday season with zero presents because someone emptied your bank account in the blink of an eye. Which means you can also say goodbye to that mortgage payment.

Welcome to the Season of Scamming. You need to consider where you are vulnerable this holiday season and how to better protect your livelihood.

With so many people practicing gift giving, donating time and using resources to help others, the spirit of generosity can be swiftly taken advantage of by criminals who disarm people with words and ultimately steal valuables or monies.

If you want to be ready to safeguard your valuables and accounts, keep reading. It may just save your assets.

Below are 12 scams plaguing consumers today along with a brief description of how they unfold. The first step in loss prevention is knowing when and where these scams occur.

1. Social Media Marketplace – Scammers will generate ads on social media that look entirely legitimate and shows off your favorite brands or new products on sale from other purchases you made. At the end of which is a digital check out screen asking for personal information and payment options.

Counterattack - type in the company’s name into a search engine and find the sale on their website.

2. Home Services – House cleaning, home repairs or installations at impossibly low prices online that require a one-time deposit prior to the work beginning via Zelle or digital wallet.

Counterattack – Call the company and request a quote, ask to meet the contractor and compare prices with other companies offering the same service.

3. Company Impersonation – Banks will never ask you to move money via withdrawal or wire transfer to resolve fraudulent activity. These scams sometimes involve more than one person to make the scenario complex and more believable.

Counterattack – Hang up and call the number on the back of your bank card and confirm the situation or report the attempt.

4. Fake Listings & Rental Property – Criminals will pose as real estate agents and require a deposit to “hold the listing,” or “secure your bid” due to high demand.

Counterattack - Call the rental company and ask to see the property in-person because you want to see the place before making a deposit.

5. Police & Government – Those who are impersonating a law enforcement officer or federal agent (FBI/IRS) claiming you need to pay a fee for protection, often using your personal information details and threatening language.

Counterattack – Simply hang up the call, locate the municipality or agency that called and speak to the next available watch commander or supervisor with your story ready.

6. Pets – Scams featuring adorable animals for sale that do not exist, stating there is a lot of interest and if you want to bring home the pet, you need to deposit money immediately for the animal’s health care bills.

Counterattack - Go find the breeder or shelter online and request to see the animal in-person.

7. Tech Support – Claiming to be from a very well-known company and will suggest there is a virus or billing issue with the only solution to be remote controlling your computer/device.

Counterattack – Never click on virus software ads or allow anyone you do not know to control your computer.

8. Identity Theft – The most classic scam, where people try to extract sensitive information like date of birth, social security number or banking information to steal your identity

Counterattack – Do not carry your SSN card, carry only credit cards you plan pay with, set up alerts on all your bank accounts and never offer up any of this sensitive information to anyone who calls or emails you.

9. Investment – Also grossly known now as “pig butchering,” where a scammer will build a healthy relationship over weeks of communication before asking for a large sum of money to invest in legitimate looking platforms. This is a slow burn scam; “fattening” a victim before stealing money and vanishing.

Counterattack – Beware of social media groups or forums, huge ROI immediately, crypto requests, wiring money and any sort of forced investment urgency.

10. Artificial Intelligence – Everything from cloning voices, including your family, to falsifying images, this one is particularly hard to identify. Using a family member, scammers will make it sound like someone’s hurt or in trouble and needs your help.

Counterattack – Call the person back on a line you know belongs to them or contact someone who knows this person and see if there is anything going on. A.I. scams don’t look or feel like scams. They use love to manipulate their victim’s money.

11. Money Mules – A nuanced scam, this would be for job seekers applying for a new position with a company that looks legitimate. However, during the hiring process the applicant is asked to send, receive or transfer money from compromised accounts and asked to keep some as a signing bonus.

Counterattack – Absolutely no employer will ever send you a check to deposit and ask for cash back. You will never have to pay to be hired, either.

12. Gift Card – Social media ads disguised as legitimate gift card portals that trick users into buying one and then sharing the codes with others. Once the code is shared the balance disappears and the card is emptied into someone else’s account.

Counterattack – If the primary payment method is a gift card, it is a scam. If you are sent to an assistance operator because of a monetary complication, it is also a scam. Hang up and go directly to a company website or in store to purchase the gift card.

Chicagoland Housing Market Holds Steady Amid Economic Uncertainty

Chicagoland home sales remained relatively steady in October 2025, even as consumers across the country experienced increased economic uncertainty.

Detached home sales increased 0.4% in October 2025 as compared to the same month last year. At the same time, detached homes under contract increased 3%, indicating a possible lift in sales activity in the months ahead.

This stability in the housing market may come as a surprise given 2025’s economic volatility, and supporting data from Pew Research Center showing 3 in 10 U.S. adults say they expect the financial situation for themselves and their families to be worse a year from now.

The local housing market’s stability indicates, however, that many Chicagoland consumers see homeownership as a smart financial decision regardless of the state of the economy.

“The economy will always have ups and downs but savvy Chicagoland consumers realize that owning a home and building equity is always a smart financial decision, regardless of the economic climate,” said Kinga Korpacz, president of Mainstreet REALTORS®. “The sooner you can get started the better, and that means not waiting for more economic stability to buy.”

The 3% increase in homes under contract in Chicagoland in October is another indicator of continued confidence among Chicagoland homebuyers but it remains to be seen whether that increase will translate to a lift in closed sales.

“Certainly, anecdotally, we’re hearing about buyers who are making offers and getting cold feet given the state of the economy,” said John Gormley, CEO of Mainstreet REALTORS®. “But when people have life or family situations that mean they need to move, it outweighs the uncertainty in the economy and many buyers are able to look past it and remember that a home is always a smart investment. In Chicagoland, buyers are becoming a bit immune to the news cycle and looking inward to make the right financial decisions for themselves and their families.”

While detached home sales and homes under contract increased in October 2025, average time on the market increased 10.5% as compared to October 2024.

“Slower market times indicate buyers are taking their time and making more deliberate decisions versus rushing to buy,” said Korpacz. “This is not necessarily a bad thing, especially in a market with as much hyperlocal variability as Chicagoland. It means buyers can take their time to ask for expert advice from a Mainstreet REALTOR® about what is going on in the specific community where they want to buy and make a smart long-term decision.”

Buyers had more flexibility to move at their own pace in October 2025 than earlier this year as the average months’ supply for homes in the Chicagoland primary metro statistical area (PMSA) increased to 2.1 months, up from 1.7 months in January 2025.

“In a market like this one, it’s critical to take the time to do your due diligence with a Mainstreet REALTOR®, who can help you with everything from understanding hyperlocal market data to finding programs that provide downpayment assistance and improve housing affordability,” said Korpacz. “A home is one of the best investments you can make in any economy, as long as you are guided by expert advice and data to make a decision that is right for you and your family.”

Chicagoland home sales remained relatively steady in October 2025, even as consumers across the country experienced increased economic uncertainty.

This stability in the housing market may come as a surprise given 2025’s economic volatility and supporting data from Pew Research Center showing 3 in 10 U.S. adults say they expect the financial situation for themselves and their families to be worse a year from now.

The local housing market’s stability indicates, however, that many Chicagoland consumers see homeownership as a smart financial decision regardless of the state of the economy.

“The economy will always have ups and downs but savvy Chicagoland consumers realize that owning a home and building equity is always a smart financial decision, regardless of the economic climate,” said Kinga Korpacz, president of Mainstreet REALTORS®. “The sooner you can get started the better and that means not waiting for more economic stability to buy.”

While detached home sales and homes under contract increased in October 2025, average time on the market increased 10.5% as compared to October 2024.

Suburban Market Holds Steady but Inventory Swings Create New Buyer and Seller Advantages

Detached home sales across Chicagoland suburbs held pace in September, signaling a market that remains steady on the surface but new data from Mainstreet REALTORS® shows widening differences below.

A total of 2,341 detached homes sold last month, nearly unchanged from 2,312 sales a year earlier. However homes spent more time on the market, rising to an average of 41 days versus 33 while median prices continued their gradual climb, up 3.9% from $385,000 to $400,000.

“While area-wide data has remained consistent for a number of months now, hyperlocal data can paint a very different picture,” said Kinga Korpacz, president of Mainstreet REALTORS®. “We’ve seen suburbs double their amount of inventory over the past six months, leading to more sales, while inventory levels in other suburbs stagnate or decrease. Each city is its own microcosm.”

Pending sales for detached homes were strong last month. There were 2,683 homes under contract, a 7.3% increase from last September when 2,500 homes were under contract. This continued buyer demand suggests interest remains resilient, particularly in suburbs where inventory has increased.

“It’s incredibly important buyers and sellers work with Mainstreet REALTORS® who have access to city-level data and know their local markets,” said John Gormley, CEO of Mainstreet REALTORS®. “This information helps sellers determine list price and strategy, while helping buyers put together appealing offers and so much more.”

Meanwhile, the sale of attached homes in the Chicagoland suburbs was up 10.5% in September, from 1,111 homes sold last year to 1,228 last month. Time on market held at an average of 31 days, and prices increased 3.0% from $267,000 last year to $275,000 last month.

Not as strong as detached homes, pending sales for attached homes were up 1.5%, from 1,245 last year to 1,263 last month.

“Buyers should target areas with higher inventory if they want a better negotiating position,” added Korpacz. “And negotiate on both price and terms, particularly when there are no competing offers.”

Several suburban communities experienced notable upticks in detached home sales in September 2025 compared to the same month in 2024, signaling areas where inventory may be loosening and buyer opportunities could be expanding. Particularly strong year-over-year gains were seen in:

Falling Rates and a Calmer Market Signal Buyers to Take Action this Fall

As the summer market comes to a close in Chicagoland, interest rates are dropping and homes are spending more time on the market, indicating a favorable environment for buyers.

Detached home sales in the Chicagoland suburbs dipped slightly in August, with 2,731 properties sold compared to 2,780 in August 2024. The median sales price rose 5.0% from $400,000 to $420,000. These homes spent an average of 37 days on the market, up a full week from last August’s 30 days. While it is moving slower than last year, this year’s August market is far faster moving in Chicagoland than elsewhere in the country; the national average is currently 63 days on the market.

The attached home market followed a similar pattern. Sales fell modestly to 1,317 homes from 1,396 in August 2024, while time on market increased from 25 to 33 days. The median price for attached homes climbed 5.7% from $265,000 to $280,000.

At the same time, mortgage rates began to fall from their peak earlier this year, hitting as low as 6.43% by late August. Rates are continuing to decline into September.

“August often brings a natural slowdown in the market as families shift their focus to back-to-school,” said Kinga Korpacz, the newly installed president of Mainstreet REALTORS®. “Once school is underway, many buyers return to their search with fresh energy. That seasonal slowdown creates an opening: homes are sitting longer, competition eases and buyers have more room to negotiate, especially as interest rates trend downward.”

Mainstreet leaders say interest rates could continue to have an impact as we transition into the fall market.

“If mortgage rates continue to ease into the fourth quarter, that can unlock new inventory and improve affordability,” said John Gormley, CEO of Mainstreet REALTORS®. “Now is the moment for buyers and sellers to prepare. Buyers should line up financing and work with a Mainstreet REALTOR® to identify target neighborhoods. Sellers should declutter, make repairs and price strategically so they’re ready to move the day conditions align.”

Korpacz and Gormley emphasized that in a slower market, buyers are more discerning, often bypassing homes that need work while competing for updated, move-in-ready properties. This gives sellers an incentive to invest in staging and repairs before listing. It also gives buyers more leverage on properties that linger while making it easier for them to do their due diligence.

“In a market like the one we’re in right now, you should absolutely get an inspection, even if you want to buy a property as-is,” said Korpacz. “It will allow you to know what you’re getting into, ensure you understand the cost of necessary repairs and have a true sense of the value of your investment. Overpriced Suburban Homes Lag as Buyers Prioritize Value and Style

Despite high demand, homes that don’t meet buyer expectations, either in price or presentation, are lingering on the market longer in many Chicagoland suburbs.

The number of detached homes sold in March was down 9.4%. There were 2,147 detached single-family homes that sold in March 2024 and 1,945 that sold last month. These homes averaged 54 days on market this year, compared to 49 days last year.

Though time on market was slightly longer, detached home prices still rose year-over-year for the 23rd consecutive month. Last month, detached, single-family homes sold for a median of $385,000, a 4.1% increase from $370,000 in March 2024.

"Buyers are experiencing a trifecta of challenges right now – finding a home that fits their needs and also has that 'instagram-worthy' effect at an affordable price point," said Connie Vavra, President of Mainstreet REALTORS®. "Market solutions are out there, but it is taking longer to execute."

Attached home sales were also down 3.7% last month, from 1,118 last year to 1,077 last month. These homes also sat on the market considerably longer – 43 days compared to only 31 days last year. However, median sales prices were still elevated to $270,000, up from $260,000 in March 2024.

"The current market requires more sophisticated transaction guidance," said John Gormley, CEO of Mainstreet REALTORS®. "As creative financing and offer structures are becoming more common, a Mainstreet REALTOR® serves as a great partner to help buyers and sellers achieve their goals."

Early Spring Housing Market Shows Signs of Resilience

Data suggests positive momentum swing for Spring market.

Despite the ongoing housing inventory crunch in Chicagoland, home sales in the suburbs represented by Mainstreet REALTORS® remained resilient in February.

The number of detached homes sold edged up 0.6% year-over-year, rising from 1,547 in February 2024 to 1,556 last month. Sales of attached homes also saw a modest increase, with 841 units sold in February 2025 compared to 828 the year before.

"The spring market is definitely upon us," said Connie Vavra, President of Mainstreet REALTORS®. "There are a lot of buyers coming out, asking questions, and getting their financing prepared. I think there will be a lot of activity in the residential housing market in late spring, early summer."

Prices continued their upward climb amid limited inventory. The median sale price for detached homes rose 7.6% year-over-year to $371,250, up from $345,000 in February 2024. Attached homes saw a 4.0% increase, with the median price reaching $260,000 compared to $250,000 last year.

Market times varied by property type. The average time on the market for detached homes remained steady at 58 days, up slightly from 56 days a year ago. However, attached homes experienced a significant shift, staying on the market 43.3% longer—jumping from an average of 37 days in February 2024 to 53 days last month. Local REALTORS® share lengthier time on market for attached homes likely indicates current buyer preferences toward single-family homes.

"I would encourage consumers to connect with their Mainstreet REALTOR® to understand their options and create an individualized homebuyer or selling plan. For example, buyers can explore FHA and VA loans for help on down-payments, and sellers can take advantage of reverse contingencies, which allow them to stay in their home while looking for a new one," said John Gormley, CEO of Mainstreet REALTORS®.

Worries about traffic come up a lot among people who are exploring a move to Chicagoland, especially those who haven’t previously lived in the city. It’s true: traffic can be a challenge in the Chicagoland suburbs, but suburban commuters have several options:

2025 Mainstreet Economic Forecast: Predictions for the Year Ahead

Things are looking up in 2025

On January 20, 2025, Mainstreet REALTORS® hosted its annual Economic Forecast event in Rolling Meadows, Illinois where special guest, Dr. Elliot Eisenberg, "The Bow Tie Economist," shared insights about the economy.

The good news? Compared to when he spoke at Mainstreet's Economic Forecast last year, when a lot of the data was uncertain, things are looking up.

Eisenberg shared that in 2024, GDP growth was terrific. Consumer spending was also significant, "We just spent our brains out." He noted government spending was also on the rise, which for now, he deems okay but our deficit is growing.

As we enter 2025, leading economic indicators are up for the first time in 33 months, according to Eisenberg and banks are on the verge of lending again. All good signs of a healthy economy.

However, he does caution to keep an eye on the labor markets, which are softening.

"I'm a little nervous. If we're going to get a recession, it is going to start in the labor markets…The labor market is not weak but it's weakening," Eisenberg said, noting that unemployment is a lagging economic indicator.

In positive news, wage growth is "surprisingly strong" at 3.9% and labor productivity is "crazy good," shared Eisenberg. Minimum wage keeps going up, companies are using more technology and when workers changed jobs "like crazy" in 2021, 2022 and 2023, they generally went for a "stretch job" and got it, meaning they were earning higher wages.

This year, Eisenberg anticipates the Fed will make two to three rate cuts.

From a housing perspective, "It's going to be better this year than last year. The worst was 2023. 2024 has been a little bit better. The major story here is inventory. There isn't any inventory. Inventory is slowly rising but it remains painfully low," he said.

Eisenberg shared that prices don't come down until there are around seven months of inventory in a market. When it comes to residential real estate, he offers hope, "It's going to get better because people can't wait…There's no way sales will be worse last year than they were last year. We habituate and we acclimate."

He concluded that 2025 will be a decent year, the Fed will continue cutting rates, job growth will likely slow and inflation should keep decelerating. If there's anything to watch, he said it is inflation and unemployment.

Suburban Homes Taking Slightly Longer to Sell

Though subtle, trends in Chicagoland suburban real estate are shifting. Since September, time on market for detached, single-family homes has been ticking up slightly year-over-year.

The average time on market for detached homes was 41 days in November 2024, up from 37 last year . The average time on market for attached homes increased from 26 days last year to 32 days last month.

"We're not seeing the stampede of buyers that we were seeing at this time last year. The well-positioned homes are still moving within days, but sellers can no longer put their homes on the market with little effort and expect big results like they could before," said Connie Vavra, President of Mainstreet REALTORS®.

The sale of detached homes in the Chicagoland suburbs was down a mere 0.3% from November 2023 to November 2024. There were 2,057 detached homes sold last November and 2,050 sold last month. Median sale prices for these homes rose 6.1% , from $355,000 last year to $376,500 last month.

"With buyers slowing down and taking their time, it's really important sellers are working with their Mainstreet REALTOR® to ensure their homes are ready for showing in today's market. On the other side of the table, a real estate professional working with a buyer will make sure your offer really stands out and advocate in your best interest," said John Gormley, CEO of Mainstreet REALTORS®.

Attached home sales increased 2.6% , from 1,037 sold in November 2023 to 1,064 sold last month. Median sale prices for attached homes were up 8.2% year over year, from $245,000 in October 2023 to $265,000 in November 2024.

Both detached and attached homes under contract were up year over year, 12.9% and 11.6% , respectively. There were 2,134 detached homes under contract last month, compared to 1,890 last year and there were 1,068 attached homes under contract last month, compared to 957 last year.

"Over the last few months, there's been increasing interest in multi-unit buildings. People are looking for investment properties, but they are also looking at these properties as a solution for multi-generational housing," Vavra said.

This is aligned with national trends, where 17% of home buyers purchased a multigenerational home, 25% of whom did so to take care of an aging parent and 21% because of children or relatives over the age of 18 moving back home.

2025 Illinois Housing Market Forecast

The 2024 Illinois housing market proved to be challenging, particularly for home buyers across suburban Chicagoland. Limited inventory and rising mortgage rates caused housing affordability to hit historic lows. Despite this, well-positioned homes remained in high demand, quickly moving off the market, often leaving many buyers feeling frustrated.

So, what can we expect for the Illinois housing market in 2025?

Cooling Inflation and Lower Interest Rates

As inflation cools, many real estate experts predict a gradual decline in mortgage interest rates. This could boost activity in the Illinois housing market, but it might not immediately lower home prices. With housing inventory in the Chicagoland area sitting around two months’ supply—well below the healthy market average of six months—prices are likely to remain elevated until more homes are available.

Matthew Bowser, Associate Broker at Compass and a member of Mainstreet REALTORS®, advises Illinois home buyers, "Have patience. Most buyers will not find the house of their dreams in the first weekend of tours. You must be vigilant and understand it may take a few offers before you get your new home."

Inventory Boost on the Horizon

The National Association of REALTORS® (NAR) projects an increase in national home sales, from 4.5 million in 2024 to 5.4 million in 2025. While this boost is expected nationwide, it remains uncertain how much it will impact the Illinois housing market. Pent-up demand continues to drive fast sales for homes that are well-priced and show well in Illinois.

For sellers in Illinois, Bowser advises, "Price your home right! Sellers get excited when they hear of other homes receiving multiple offers and going for over asking price. However, if their home isn't priced right as well, it will never have this type of attention and can often hurt them in the long run. Work with a professional who knows the market and will price your home right!"

Tina Abbatecola of OneTrust Home Loans and member of Mainstreet REALTORS® also shares, "The highest offer isn't always the best offer. Understand the offers and why one may make more sense over the highest offer. The market has created so much competition that the bait-and-switch buyers want to win and then change the terms, but you've already denied another buyer who gave you a solid and real offer the first time around."

Changes in Real Estate Practices for 2025

In 2025, real estate practices in Illinois will continue to evolve due to changes initiated by the National Association of REALTORS® settlement in 2024. Offers of compensation are no longer listed on the MLS (Multiple Listing Service) but can still be discussed between agents and clients. Buyers in Illinois must also enter agreements with agents before touring homes.

Robyn Flowers, of Berkshire Hathaway HomeServices Starck Real Estate, suggests, "Interview buyer agents before beginning your house hunt. Buyer agents should be knowledgeable in the areas of interest and can offer advice on pricing, what is available and what may or may not be affordable. Buyers agents work with your needs in mind."

Jane Haynes, a REALTOR® at Baird & Warner, emphasizes the importance of choosing the right agent, "Interview potential REALTORS®, and choose the person who can explain their value to you. This will let you know what they will do for you, and you can compare agents in order to find the best fit for you. It will give you confidence that this person is someone that you can trust to act in your best interest."

Property Tax Exemptions

In Illinois, veterans qualify for a number of property tax exemptions.

The Returning Veterans' Homestead Exemption provides qualifying veterans a one-time $5,000 reduction to their homes' equalized assessed value.
The Disabled Veterans' Standard Homestead Exemption offers a $2,500-5,000 homestead exemption for disabled veterans. This exemption also applies to a veteran's spouse. Spouses of service members killed in the line of duty are also exempt from paying property taxes on their primary residence.

Congratulations - you've officially closed on your home! Now, the real work begins: moving. Here is a brief guide we put together to help give you some peace of mind for the big day.

Staying organized while packing is important to ensuring a smooth moving process. Make sure you label and color code all boxes by the room you want your boxes to eventually end up in in your new home. This will make the unpacking process much simpler.

Sharing your new address

Plenty of services will need to know that your address is changing. Go to usps.com or your local post office to ensure your mail is forwarded, and update your address with your bank. Make sure your employer has the right address for payroll and tax purposes. Don’t forget about newspaper or magazine subscriptions, or the delivery address for online services you use regularly. And most importantly, let your family and friends know!

Stopping and starting utilities

Call utilities ahead of your move to ensure that services like electricity and gas are set up and ready to use when you arrive, and that you won’t be charged for any service at your old address after you move.

Cleaning

It’s everyone’s least favorite part of the move, but it’s one of the most necessary steps, especially if you’ve lived in your home for a while. You can choose to invest in professional cleaners to help ease this process.
